It is really fantastic to see lumber prices coming

It is really fantastic to see lumber prices coming down from their peak just over a month ago. On May 7th, 1,000 board feet of lumber was at $1,686. Yesterday lumber futures closed at $1,059 for the same 1,000 board feet of lumber. This represents a 36% drop in the last month. While we may not get back down to the $500-600 / 1,000 foot range we were in last fall, this is a major step in the right direction towards a market correction. #Lumber #LumberPrices #LumberFutures #Wood #Materials #Construction

One year ago (June 2020) a small tornado came through Indian Hill snapping trees in half along Ravenswalk Lane and Blome Road, before skipping over Loveland Madeira Road and continuing its path causing damage along Camargo Road and eventually reaching Grob’s Farm on Given Road. In the days following the storm we stopped by Grob’s Farm multiple times to discuss dismantling the barn (that was severely damaged by the storm) so that it’s amazing historic timbers and barn wood would not go to waste. Every day we are getting closer to the finish line

Every day we are getting closer to the finish line at our #TowheeHouse. Our clients had requested that we bring the Kentucky Fieldstone (used on the exterior and great room fireplace) down to the lower level, which adds natural texture and colors to this lower level entertaining space. The conditioned wine cellar has space for 40 cases of wine. Landscaping also went in this week which really cleans up the exterior. Tile work is looking great at our #TowheeHouse. These tiled areas have Schluter Kerdi waterproofing system run up the walls on top of the concrete backer board, and then it is all coated from floor to the perimeter of the tile areas with a liquid applied waterproofing to provide a seamless water barrier. This redundancy ensures that water cannot penetrate to the framing anywhere around our wet spaces. The windows in the “wet room” (shower / tub space) are full fiberglass windows from Marvin versus the Marvin fiberglass clad wood windows used throughout the rest of the house. We are officially #PatentPending with our “Downspout Conductor Mount” construction innovation. When we see problems that arise on seemingly every job, we take that opportunity to do something about it. Far too many times have we seen the ground settle after underground downspout conductor pipes are installed, leaving the vertical pipe coming out of the ground crooked and/or out of place. We’ve developed these Downspout Conductor Mounts to hold the vertical downspout conductor pipe both at a very specific distance from the concrete foundation (to account for trim, siding or concrete porch slab overhanging the foundation), but also to maintaining proper alignment for a downspout coming down an exterior corner trim board. Installation is simple with standard washer and concrete anchor inserted into pre-drilled holes in the foundation. Last week we investigated the condition of this 20

Last week we investigated the condition of this 20 foot wide, 10 foot tall and 285 foot long storm culvert running below a property in Madeira. The task was to determine the condition of the culvert and whether it has the load bearing capacity for us to build on top of it. Our structural engineer gave us a thumbs up, so now we proceed to geotechnical borings to determine if we have suitable soil conditions. This piece of infrastructure from the 1940s or 1950s is still in fantastic condition for its age, and sports a “board form” interior, a style of concrete forming that is now becoming very popular in high-end modern homes as it translates the individual board shape and wood grain into the concrete finish.

As with other stages in our process we do everything we can to align expectations and show our clients exactly what we are proposing. In these drone photos you can see that we have sprayed the proposed new driveway alignment in yellow marking paint, and sprayed the front of the new foundation with orange paint.
